Beautiful vintage 1988 popup book from Hallmark. The Night Before Christmas by Clement C Moore and Illustrated by Tom Patrick.
Hardback cover and ribbon tie in great condition with minimal light wear from age. Interior pages in mostly great shape. Most notable wear to point out would be the two corner tabs that hold the pages and on the second to last page there is a small tear on the chimney pull out tab.
