2. condition is very good but not perfect
3. black velvet waist band is new
4. velvet hand stitched over original waist band, can be removed
5. new hooks and eyes on back of skirt
6. found a small repair on bottom of skirt, hard to find
7. top has hidden hooks and eyes down front, some are missing
8. two small tears in neck area, both about 1 in. long, easy fix
9. silk with cotton lace
10. some machine stitching and some hand stitching
11. under arms are good, not stained
